The terms of Morpheus Bed & Breakfast houseboat in Amsterdam 

  • B&B: Morpheus Bed & Breakfast in Amsterdam
  • Guest: a person who has booked and stays with B&B and is registered as such.
  • Main guest: the person who has booked with the B&B. The lead guest must be over 18 years old and is responsible for his / her fellow guests.
  • Administrator: the person who, as owner of the B&B, or on behalf of the owner of the B&B, manages the B&B.
  • Third parties: any other legal entity that is not a guest, manager or owner.
  • Reservation: a confirmation of the reservation request by Morpheus Bed & Breakfast Amsterdam.
  • Cancellation: Revocation or cancellation of the definitive reservation within the applicable term or no-show at the time of the reservation.
  1. Morpheus Bed & Breakfast Amsterdam

1.1 The B&B is described in the website www.morpheus.amsterdam. This website has been compiled with the utmost care, but there may be differences between the text and / or photos presented on the website and the current situation in the B&B at the time of the visit by the guest (‘s). No rights can be derived from such differences by the guests.

1.2 The minimum stay in Morpheus Bed & Breakfast is one night. In the holiday season and / or in the summer months a different minimum stay may be applied.

1.3 The B&B is accessible 24 hours a day. The B&B area and the rooms have their own lockable entrance.

1.4 Rest periods are from 24.00 – 07.00.

1.5 Smoking is not permitted in the rooms or in the common areas or anywhere indoors. Smoking is allowed outside. Morpheus Bed and Breakfast Houseboat is a non-smoking home so smoking is only allowed outside. We’d like to ask you that you should be mindful of other guests if you do choose to smoke outdoors. We reserve the right to charge the credit card on file €250 fee to cover the cost of deep cleaning and/or replacing upholstered furniture, window treatments, rugs and bedding if it is determined that a guest has violated this smoking policy and caused damage with it.

1.6 We are huge animal lovers and understand that some of our guests have pet allergies. Therefore and for our dog Tiba, who loves all of the owner and guest attention, pets aren’t allowed in the Morpheus Bed and Breakfast Houseboat. Tiba is not allowed in the rooms at all.

1.7 Every room is suitable for two people, unless indicated otherwise at the time of the reservation. 

1.8 Our standard check-in time is from 15:00 or later until 22:00. As a small Bed and Breakfast Houseboat in Amsterdam dealing with lots of travelers, we know that a stringent check-in time is not always handy. Having that said, we do need time to prepare your room and our property once previous guests have departed. If you needing an earlier or later check-in time; please contact us for the possibilities. We encourage you to provide an estimated time of arrival so we may check-in and greet you personally.

Check-out time will be no later than 12:00. If you are unable to check-out by 12:00. please let us know in advance and as soon as possible. We understand that travel schedules have variability and will gladly offer to store your luggage and allow you to park your car to be able to facilitate this schedule.

1.9 Morpheus Bed & Breakfast is less suitable for children.

1.10 Guests can park their car at the car park present in front of the B&B. Parking is at your own risk.

1.11 Guests must have a permanent place of residence or stay

1.12 Guests must follow the instructions of the administrators

1.13 The administrators can deny guests access to Morpheus Bed & Breakfast and / or refuse access to Morpheus Bed & Breakfast with immediate effect in case of violation of the general terms and conditions and / or the rules of procedure or in case of improper behavior, without further notice and reasons and without refund of accommodation costs.

1.14 Guests of Morpheus Bed & Breakfast must comply with the rules of procedure that are provided online when booking and that are also available for inspection at the B&B.

1.15 Morpheus Bed & Breakfast is registered with the Chamber of Commerce under number 601174714.

2.0 Rates

2.1 The rates include gas, water, electricity and heating. The rates include VAT and tourist tax.

2.2 The rates do not include costs of cancellation and / or travel insurance and / or other costs.

2.3. Rates of the B&B are always without obligation and are subject to interim changes.

2.4 All entries on the website of the B&B (www.morpheus.amsterdam) are deemed to have been provided in good faith and are always subject to interim adjustments. The B&B is not subject to obvious errors on its website.

3.0 Reservation and Payment

3.1 Reservation is possible online via www.morpheus.amsterdam, booking.com, airbnb and bookahouseboat.com. There may be other online channels too book in on in the future; or current online channels may be cancelled. No rights can be derived from such differences by the guests. The booking calendar is synched with all websites that Morpheus Bed & Breakfast is active on. Just be aware that calendars are not synced in real time, so individual reservations made on other platforms won’t sync immediately with your our booking calendar, and vice versa. The calendar synch between the different booking channels are refreshed every hour. 

3.2 The reservation is only definitive after confirmation of your reservation request by Morpheus Bed & Breakfast.

3.3 For reservations from abroad, 50% of the reservation amount must be paid to Morpheus Bed & Breakfast within 14 days after reservation. If the check-in date is within 14 days after reservation, payment will be made at the B&B. Only after receipt of this advance payment a reservation confirmation will be issued.

3.4 The advance or the total accommodation costs must be transferred to:

3.5 Payment of the (remaining) amount must be paid in the B&B before checking out. Payment can be made in cash or by PIN. Credit cards are not accepted.

4.0 Cancellation

4.1 Cancellation is free of charge up to 1 day prior to the date of arrival. For example arrival Friday, cancellation is free of charge until Wednesday. For bookings from abroad, there is no refund of the advance payment.

4.2 If canceled from 1 day before date of arrival, 100% of the first night’s rate will be charged (average reservation amount per night). For bookings from abroad, there is no refund of the advance payment.

4.3 After arrival cancel or early departure during the stay, the entire stay (confirmed total travel sum) will be charged.

4.4 Cancellations can only be made in writing via the contact form on the website or by email via info@morpheus.amsterdam.

4.5 Morpheus Bed & Breakfast always has the right to withdraw the reservation more than 2 days prior to the date of arrival without giving reasons. Paid advances are refunded to the main guest at no cost.

5.0 Damage

5.1 The guest must behave properly and use the B&B accommodation in accordance with the reasonable instructions for use provided by the B&B or the owner / manager.

5.2 The main guest is legally liable for the damage caused by him or his fellow guests to the B&B accommodation or the items present therein.

5.3 A claim (damage, loss, loss and / or theft) must be reported directly to the owner or manager by the guest. Repair and / or replacement costs must be paid immediately by the guest to the owner / manager on his first request.

5.4 In the event of loss or otherwise non-return of keys from the B&B, all resulting costs will be charged to the lead guest. Main guest is obliged to pay these within 14 days after sending the substantiated invoice.

5..5 When not handing in the keys at check-out, the main guest is obliged to send the keys to the B&B owner within 2 working days by registered mail.

6.0 Complaints

6.1 The guest is always entitled to submit his grievances by means of a complaint to the B&B. The B&B must always handle a complaint adequately and expeditiously, so that the complaint is dealt with according to standards of reasonableness and fairness.

7.0 Force Majeure

7.1 In the event of force majeure, both permanent and temporary, the B&B is entitled to dissolve the agreement in whole or in part or to suspend it temporarily, without the guest being entitled to claim fulfillment and / or compensation. Force majeure includes but is not limited to: danger of war, war, uprising, molestation, strikes, boycott, disturbances in the energy circuit, in traffic or transport, government measures, scarcity of raw materials, natural disasters and furthermore all circumstances, extraordinary weather conditions death of one of the owners or immediate family members, including full or partial fulfillment of the agreement in reasonableness and fairness can not be demanded from the B&B.

8.0 Liability

8.1 The B&B can not be held liable for damage suffered by the guest or third parties as a result of the stay in the accommodation; the guest indemnifies the B&B against claims in this regard. The B&B is not liable for malfunctions in and around the accommodation such as breakdowns and breakdowns of electricity and water supplies and technical installations, construction work and / or roadworks not or unavoidably announced in the vicinity of the B&B.

8.2 The B&B can only be held liable for damage that is due to the gross negligence or negligence of the B&B.

8.3 Without prejudice to the provisions in 8.1 and 8.2, the liability of the B&B, if and insofar as the B&B is legally liable for the user agreement in respect of the user agreement, is always limited to direct damage and any consequential damage is excluded. The liability of the B&B is also always limited to the maximum amount that the insurer of the B&B will pay out in the occurring case.

8.4 The B&B does not accept any liability for injury to persons and / or damage, loss or theft of property of the users.

10 Final provision

10.1 Unless otherwise stipulated in rules of private international law, these terms and conditions are governed exclusively by Dutch law. Non-Dutch speaking guests are deemed to be in agreement with the general conditions drawn up in Dutch.

10.2 All disputes ensuing from the user agreement or these conditions shall in the first instance be settled by the competent court in the Netherlands, insofar as the rules of private international law do not provide otherwise.

10.3 None of the parties can transfer its rights and obligations to third parties insofar as nothing else has been determined in these terms and conditions.

10.4 If and in so far as any provision in the user agreement and the present conditions should prove void, the other conditions remain intact and the void article shall be deemed to have been converted in such a way that it is brought into line with the apparent intentions of the parties.
